Our PCA's apply the ASTM
E-2018 standards guideline for due diligence baseline property
condition assessments. The guideline covers
documentation reviews and interviews,
on site walk-through survey, and preparation of
probable costs to remedy physical
deficiencies ($3,000 per incident or $10,000
in aggregate) resulting in a (PCR) property
condition report as outline in the standards.
ASTM E-2018 Standards Overview
Property condition reports (PCR) apply
the ASTM E-2018 guidelines
resulting in a finished report
presented in a way that is clear and easy to
interpret. Reports include photo
documentation along with major mechanical
equipment condition schedules including
their age, life expectancy and
repair/replacement cost (limited to items exceeding
the ASTM E2018 thresholds for assessments
unless reduced prior to walk-through). This will be
helpful in
determining future expenses and capital budgets.
The standard outlines procedures for
reducing the scope of the property condition assessment,
recognizing that some projects have time
and/or budget constraints. If you want to
reduce the scope of your
assessment, just let us know at the time of your
quote request.
For smaller projects, many clients choose to
have a more invasive type of inspection
for
the property. This type of inspection could
include
dismantling and testing of accessible HVAC
units, furnaces, electric service panels,
elevator equipment rooms, etc. The ASTM
threshold for costs to remedy deficiencies
can also be reduced or eliminated so that
smaller non
standard maintenance deficiencies can be addressed.
