Commercial Property Inspections

We specialize in commercial property inspections and consulting services to assist investors, companies, developers and lenders in the decision making process when purchasing, leasing, selling, investing, rehabbing, lending and managing commercial buildings. 

Our commercial property inspections use the baseline property condition assessment process as outlined in the ASTM E-2018 standards as a starting point. The scope of the standard can be expanded to include dismantling and operation of readily accessible key systems, maintenance suggestions, long term replacement schedules and cost to remedy defects with no minimum cost threshold. This usually eliminates the need for obtaining service documents and interviewing called for in the standards. The end result can provide a more detailed picture of the condition of the major building components and how maintenance (good or bad) has effected its life span and related maintenance cost.

We apply the ASTM E-2018 Guidelines for property condition reports (PCR) which provides for a comprehensive report presented in a way that is easy to interpret. The final report will list deficiencies, budget figures to remedy them and a detailed report with representative photos where appropriate.

Most of our clients find that a property condition inspection is appropriate for apartment buildings up to 24 units, industrial buildings up to 20,000 square feet, strip malls, storefronts, offices and lofts under 10,000 sq feet.

If your short term budget does not allow for surprises of any size during first year or two of ownership, you might want to consider an inspection which is generally more invasive and inclusive than an assessment.

For larger projects, we find that most clients prefer a Property Condition Assessment (PCA).  Property Condition Assessments
